Drywall repair in Dallas

Drywall repair puts a damaged wall or ceiling back to a flat, paintable surface. The page also covers ceiling drywall repair and wall patching, because they are the same trade in different places on the board.

Drywall repair in a Dallas house usually starts with a hole, a crack, a popped fastener, or a stain that stayed after a leak was repaired. The repair itself is tape, compound, and a surface flat enough for paint. It is not a plumbing visit and it is not a structural repair.

Houses on expansive clay often show nail pops and seam cracks as the seasons change. A careful patch closes what you can see. It does not pin the foundation in place. If cracks keep returning in the same line, that belongs in the description you send with the estimate request.

Damage that a repair can address

  • Doorknob holes, anchor holes, and missing board
  • Nail and screw pops
  • Split tape and ridged seams
  • Cracks at corners and along ceiling lines
  • Soft or stained board after a leak has been stopped
  • Texture that was sanded off around an old patch

Small dent filling is sometimes called handyman drywall repair. The coating still has to be feathered past the damage or the paint will draw a ring around it. Larger openings are wall patching with a piece of board, not a smear of compound.

Reference: smooth painted walls, which is the condition a repair is finished toward.
Reference: a finished ceiling plane. Ceiling repairs are judged in raking light.

Ceiling drywall repair

Ceiling drywall repair is the same material as wall repair, with gravity working against the compound and the patch. Typical problems are a water stain after a tub or roof leak, a sagging seam, a crack where the ceiling meets the wall, or board that was cut for a light and never finished cleanly.

The ceiling should be dry before new board goes up. Stain-blocking primer is a coating step, not proof that the leak is gone. Texture on older Dallas ceilings is sometimes a sprayed finish. Matching orange peel or knockdown is an attempt, not a promise that a repaired circle will disappear in every light. Some older sprayed ceilings can contain asbestos. They should be tested by a qualified person before anyone scrapes them. This finishing work does not include asbestos abatement.

A ceiling repair often costs more than the same size of damage on a wall because of the height, the number of coats, and the need to protect the floor from falling dust.

Wall patching for holes and cracks

Wall patching is the part of drywall repair that closes holes and cracks so paint has one plane to sit on. The method depends on the opening.

Small holes

Picture holes and fastener pops are filled, sometimes with the fastener reset into solid framing. The compound is feathered wider than the dent so the edge does not show after paint.

Medium and large holes

A drywall hole repair that you can put a hand through needs backing, a cut piece of board, screws, tape, and several coats. Mesh tape alone across an empty hole will crack.

Cracks

Drywall crack repair along a seam usually means removing loose tape, embedding new tape, and coating it. A crack that follows a door corner may need tape even when it looks like a hairline.

Corners and bead

Dented corner bead is either reset or replaced. Filling over a loose metal edge leaves a ridge that paint will highlight.

Materials and surface preparation

A normal repair uses drywall board of the same thickness as the wall, joint tape, and joint compound. Setting-type compound is useful in a deep fill because it hardens by chemical set rather than by air drying alone. Ready-mix compound is used for the finish coats that get sanded. Fasteners should catch framing or backing, not just the edge of a broken sheet.

Preparation is protection and diagnosis. Floors and furniture get covered. The damaged paper is cut back to solid board. If the gypsum is crumbly, the soft area is removed instead of skinned over. Dust is vacuumed before primer. Paint is a separate step and is described on the interior painting page. A repair can be left ready for the homeowner’s painter, or painting can be added to the same scope if that is written down.

How the repair is sequenced

Look and cut

Find the edge of solid board, check for moisture, and cut a clean opening if the damage is larger than a fill.

Fasten and tape

Screw the patch, tape the joints, and embed the tape in compound. Corners get bead when the existing edge is crushed.

Coat, dry, sand

Finish coats are wider than the one before. Each coat dries before it is sanded. Texture, when required, goes on after the patch is flat.

What changes the estimate

There is no honest flat rate that ignores the room. Ceiling height, texture, the number of patches, stain blocking, furniture, and whether new paint is included all move the number. Drying time in an air-conditioned Dallas house is usually predictable. A humid room with the air off is not. The estimate should also say whether a return visit for sanding is included.

If the damage is widespread, drywall installation of a whole wall can be cleaner than a field of patches. The repair page is the right one when most of the board can stay.

Questions that affect the work

What changes the cost of drywall repair?

The size of the damage, whether the ceiling is involved, how the existing texture has to be matched, whether the board is soft from an old leak, and how much of the room must be cleared. A national price-per-square-foot figure is not an estimate for a specific Dallas house.

Can water-damaged drywall be repaired?

The wet or stained board can be cut out and replaced after the leak, overflow, or roof issue is already fixed and the cavity is dry. A patch does not stop an active leak. If the cavity is still wet, the finishing should wait.

How is a small hole different from a large one?

Nail holes and very small dents can be filled. A hole larger than a few inches usually needs a drywall patch with backing or new board, then tape and joint compound. The paint will show the repair if that build-up is skipped.

Will a ceiling crack come back?

A hairline crack can be taped and coated. If the house is moving with North Texas clay soil, or if a truss is lifting seasonally, a cosmetic repair can open again. The estimate should say whether the visit is closing the current crack only.

How long does drywall repair take?

Joint compound needs drying time between coats. A small wall patch is often two short visits rather than one continuous day. Ceiling repairs and texture work take longer because each coat has to dry before it is sanded.
