Hardwood flooring installation in Dallas

Hardwood floor installation puts down real wood: solid boards or engineered planks. The climate inside a Dallas house, the subfloor, and the finish method decide whether that wood stays flat.

Hardwood floor installation in Dallas has to respect air conditioning and the slab. Wood takes on moisture and gives it back. A house that swings from a humid entry to a cold air-conditioned living room will open gaps in a floor that was installed tight and wet. Engineered wood flooring installation is often the calmer choice on concrete. Solid hardwood flooring installation still has a place on a sound wood subfloor above grade.

This is not laminate with a wood photograph, and it is not vinyl plank. Those options are separate: laminate flooring and vinyl flooring. The shared questions about removal and flatness are on the flooring installation page.

Solid hardwood

Solid boards are nailed or stapled to a wood subfloor, or glued when the product allows it. They should not be treated as a cure for a damp slab. Below-grade space is a common exclusion in solid-wood instructions. A second-story bedroom over a plywood deck is a more natural fit than a garage conversion on concrete.

Prefinished solid flooring has a factory bevel and a finished color that you can see before it is nailed. Unfinished solid flooring is sanded in place. The sanding will show if the subfloor is uneven, so flatness still comes first.

Engineered hardwood

Engineered planks can be floated, glued, or nailed depending on the core and the thickness. A thin wear layer looks like wood and cannot be sanded like a 3/4 inch solid board. Ask for the wear layer in millimeters before you compare prices. Two floors can share a species name and have very different futures.

Glue-down engineered floors on a slab need the moisture conditions the adhesive requires. A vapor retarder or a moisture-mitigation coating is a separate material, and it belongs in the estimate when the test says it is needed.

Acclimation, layout, and finish

Cartons are opened or stored the way the mill instructs, in the rooms where the floor will live, with the HVAC running as it will after move-in. Installing wood into a shut, hot house and then turning the air on later is a common way to get cracks between boards.

Test and flatten

Check the subfloor for moisture and high spots. Replace soft plywood. Plane or fill within the product’s tolerance.

Lay the field

Straight lay is the usual scope. Herringbone and other patterns use more material and more fitting time. Racking the boards mixes lengths and color so one shade does not pile up in a corner.

Sand or detail

Site-finished floors are sanded, edged, and coated in the order the finish requires. Prefinished floors skip the sanding and still need careful end joints and a plan for filler at small gaps.

What to send with the estimate request

Say whether the subfloor is slab or wood, whether the space is at grade, and which species you are considering if you already have samples. Include stairs and landings. Name who removes the old carpet or tile. Hardwood flooring installation contractors cannot price a pattern, a stain color, and a moisture coating from the word “hardwood” alone.

After installation, the finish needs the cure time on the can before rugs go down. Felt pads on chairs do more for a new floor than any slogan. Those are care notes, not a promise that the floor will never dent. Wood dents. The estimate is for installation, not for a floor that ignores furniture.

Questions that affect the work

Should I choose solid or engineered hardwood?

Solid hardwood is one species through the board and can usually be sanded several times if it is thick enough. It moves more with humidity and is a weak choice glued straight to a damp slab. Engineered hardwood has a wood wear layer on a layered core, moves less, and is the usual candidate for a concrete slab. The wear layer thickness limits future sanding.

What is the difference between prefinished and site-finished?

Prefinished boards arrive with the factory coating and can be walked on sooner. Site-finished floors are sanded and coated after they are installed, which blends the field and the cuts. Site finishing adds dust, dry time, and a cure period. The estimate should say which one it is.

How long does hardwood need to acclimate?

The boxes should sit in the conditioned house until the wood moisture is in the range the maker specifies for the subfloor. A number of days from a forum is not a measurement. An installation that skips the reading is how gaps and cupping show up after the first summer.

What changes hardwood installation cost?

Species, solid versus engineered, prefinished versus site-finished, square footage, pattern, subfloor repairs, slab moisture protection, stairs, and old floor removal. No flat price is published here because those inputs are the price.
